EPIRE breaks ground again

A vacant lot along the western edge of Downtown Jersey City finally has shovels in the ground after years of false starts as a new mixed-use project with a modern design has started construction.

Epire recently celebrated a groundbreaking for their latest project at 387 8th Street. The company already has a presence in Jersey City, recently completing a development at 144 First Street in the Powerhouse Arts District.

Designed by INOA Architecture, Epire’s latest project includes 75 condominium units ranging from one to three bedrooms, 8,000 square feet of ground-floor retail space, and 90 interior parking spaces. Amenities in the development include a lounge area, a fitness center, and a children’s playroom.

The development, situated at the intersection of Brunswick and Division Streets, falls completely within the Enos Jones Redevelopment Plan that was enacted in 2018.

Jumpstarting construction at the underutilized property ends a long saga of frustration to revitalize the land. A ton of proposals have emerged for the property over the years with no actual construction ever beginning.

A 59-unit development was approved by Jersey City’s Planning Board back in 2016 without coming to fruition, while New York Yimby reported on another failed proposal in 2019 from developer RAFA Realty.

Epire hopes to complete their latest Jersey City, which sits across from the Roberto Clemente Sports Complex, next year.

While on a smaller scale than much of Downtown, developments in the direct vicinity have started to emerge in this mostly low-rise neighborhood. A four-story project just steps away from 387 8th Street was approved by the city’s planning board last summer.
